Affordable or Impossible?

Affordable or Impossible?

Affordable or Impossible?

Each time I look at the escalating property prices in Penang, I wonder how some deliberately live in denial and proclaim property prices have not increased. There is no way a young graduate can afford to buy a house unless parents and family members chip in to help.

I feel deeply saddened at the 'rape' of Penang whereby development has robbed this once-upon-a-time idyllic island of its charm and character in the name of development, so they say.

Even before the traffic problem in the city can be resolved, they are building the second bridge and talking about a third link - such effort will certainly bring more traffic into the island.

My son has been looking to invest in a piece of property in KL but alas, we do not have the means to help him invest in a decent home as prices there are also steep, but not as steep as Penang prices.

Some really independent NGO should do a survey of Penangites and find out how many can actually afford those homes that are sprouting up faster than mushrooms after an early morning shower!

Is the state government doing ENOUGH to help Penangites to resolve their housing woes and to meet their housing needs? Why are property prices running into millions? Who can afford them? I certainly cannot!

Take a look at the following report by David Tan on 'New Projects in Penang taken from The Star and share your comments.

No projects in Penang by David Tan

Riding on a stronger gross domestic product (GDP) forecast of 4.5% to 5.5% for 2013, Kuala Lumpur and Penang-based developers plan RM9.733bil gross development value (GDV) of residential and commercial properties on Penang island this year. The GDP forecast from the Finance Ministry is slightly stronger than the projected 4.5% to 5% for 2012.
IJM Land Bhd (GDV of RM5.4bil), Mah Sing Group Bhd (RM248mil),Sunway Bhd (RM120mil), Ideal Property Development Sdn Bhd (RM2bil),SP Setia Bhd (RM945mil), Eastern & Oriental Bhd (RM500mil) and Ivory Properties Group Bhd (RM520mil)) are among the developers with plans for new residential and commercial schemes on the island.

Some RM5bil are commercial properties, while the remaining RM4.6bil residential properties.

The North-East district, which covers prime residential cum commercial neighbourhoods such as Tanjung Tokong, Batu Ferringhi, Pulau Tikus, and Bayan Mutiara, will see some RM6.7bil worth of projects taking off this year.

The South-West district, covering residential cum commercial neighbourhoods such as Relau, Batu Maung, Bukit Jambul, Bayan Lepas, Sungai Nibong and Teluk Kumbar, will see the development of the remaining RM3bil projects.

The South-West district still draws developers to launch high rise properties for RM400,000 to RM670,000 per unit, considered as "affordable" nowadays, although land prices in the area has risen by about 30% compared to two years ago.

Presently, the construction cost to build a condominium in the South-West district is about RM250 per sq ft to RM300 per sq ft, which is inclusive of land cost which is hovering around RM100 to RM150 per sq ft, about 30% more than two years ago.

"Thus it is still possible for developers to build homes within the RM400,000 and RM670,000 range in the South-West district and still make a decent profit despite the higher land costs and development charges," said Ideal Property managing director Datuk Alex Ooi.

The commercial projects are IJM Land's RM5bil The Light Waterfront Penang, IPGB's RM100mil shopping mall in Tanjung Tokong, and SP Setia's RM55mil Setia Tri-Suites in Bayan Lepas.

IJM Land will start its commercial precinct project on 102 acres in mid-2013 located next to the Penang Bridge on Tun Dr Lim Chong Eu Expressway.

The precinct is designed to accommodate four hotels, a shopping centre, the Penang Waterfront Convention Centre, and an international business district, which will take seven to eight years to complete, said IJM Land general manager (North) Toh Chin Leong.

"The RM346mil Penang Waterfront Convention Centre (PWCC), scheduled for completion in 2017, will serve as an alternative to renowned convention venues in places such as Kuala Lumpur, Bangkok, Singapore, and Hong Kong," he added.

In mid-2013, IJM Land is also launching the RM400mil Light Collection IV scheme in The Light Waterfront Penang, comprising 79 condominium units and 19 sea-fronting bungalows.

The condominiums have built-up areas of 1,990 sq ft and 3,249 sq ft, while the built-up areas of bungalows starts from 8,000 sq ft

"The selling price of the properties starts from RM1,000 per sq ft," Toh said.

IPGB's shopping mall is part of the RM320mil City Mall & City Residence project in Tanjung Tokong, comprising an RM100mil shopping mall and two blocks of 202 condominiums with a RM220mil GDV, which will be launched during the Chinese New Year.

"The condominiums with 1,230 sq ft and 1,830 sq ft of built-up areas will be sold at RM800 per sq ft. So far we have received registrations for over 50% of the condominiums," said IPGB executive director Murly Manokharan.

In Bayan Mutiara, the IPGB will launch 400 condominium units with built-up areas ranging from 460 sq ft to 1,300 sq ft in the second quarter.

"These properties, with RM200mil GDV, are priced at RM550 per sq ft, and are in phase one of the RM10bil Penang World City project, which will be completed in eight years," he said.

SP Setia will be launching the RM55mil Setia Tri-Suites, comprising 72 business suites with built-up areas of 700 sq ft and 1,200 sq ft in Bayan Lepas, during the Chinese New Year.

This year, S P Setia is also undertaking the development of the recently launched RM290mil Setia Pinnacle, comprising 434 condominiums, and the RM600mil Sky Vista, comprising 800 condominiums, scheduled for launching in the second quarter.

The built-up areas of Sky Vista range from between 900 sq ft and 1,500sq ft, while the built-up areas of Setia Pinnacle range between 1,100 sq ft and 1,500 sq ft.

"All the residential and commercial properties are priced around RM450 per sq ft," said SP Setia (Property North) general manager Khoo Teck Chong.

Mah Sing will undertake the development of the RM248mil Emaryl Condo Villas in Ferringhi Residence, a low-rise condominium scheme comprising 200 condominum units in Batu Ferringhi.

"The units, with built-up areas ranging between 1,510 sq ft and 1,752 sq ft, are priced from RM1mil, which is very competitive compared to the properties of similar range found in Hong Kong and Singapore," said itschief operating officer Teh Hong Chong.

The Emaryl Condo Villas were launched on Jan 19 and Jan 20.

Eastern & Oriental Bhd deputy managing director Eric Chan Kok Leongsaid the group would launch the third tower of Andaman Condominiums at Tanjung Seri Pinang in Tanjung Tokong, comprising 210 condominiums with RM500mil GDV soon.

"In April 2011, we obtained the approval-in-principle from the Penang state government to reclaim the balance of the 760 acres at Seri Tanjung Pinang.

"We are in the midst of obtaining approvals from relevant authorities and which include the undertaking of environmental impact assessment and traffic impact studies with the overall concept master-plan," Chan said.

The second largest project on the island is the RM2bil Ideal Vision Park by Ideal Property in Bayan Lepas in the South-West district.

The project, to be launched in May, comprises 1,945 condominiums that are priced from RM400,000 to RM670,000, in Bayan Lepas.

Ideal Property said that the project located on 25 acres in Bayan Lepas would comprise six phases to be launched in stages over a five-year period.

"We will start off with the launch of the first two phases this year," he said.

Some 80% of the project comprises residential high-rises, while the remaining are commercial properties.

The condominiums, with built-up area of 900 sq ft and 1,500 sq ft, are priced at RM450 per sq ft.

"This means that a unit, depending on the size, is priced between RM400,000 and RM670,000," he said.

Ideal Vision Park will also have the space to accommodate an international school, according to Ooi.

Sunway Bhd is launching the RM120mil Sunway Cassia in Batu Maung, which comprises 96 super-linked homes with built-up areas of 3,000 sq ft priced from RM1mil.

"The selling price is very competitive, as it is difficult to find a landed property nowadays with a RM1mil price tag.

"We also provide a two-acre park for Sunway Cassia, which is a guarded project," Tan said.

According to Raine & Horne Malaysia director Michael Geh residential property prices in Penang are likely to rise by at least about 7% to 8% by the first half of 2013, due to the steady demand from the domestic and overseas market.

"New properties launched with a bundled-up financial package would be most popular.

"This is why this segment will perform better than those properties in the sub-sales market, where the buyer and seller have to do more paper work," he said.

According to the latest National Property Information Centre property market report, total transactions for residential properties in Penang hit 18,316 for the first nine months of 2012, with a transacted value of RM5.2bil.

The whole of 2011 saw the state registering some 30,674 residential property transactions valued at RM7.7bil.

Geh says the total volume of property transacted for 2012 was unlikely to catch up with last year.

Meanwhile, Chan says the group maintained a cautiously positive outlook on the residential property market in Penang.

"For the first half, we anticipate that investors and buyers may adopt a wait-and-see attitude in light of the impending general election, global economic uncertainties as well as the market expectation for further measures to curb speculation.

"Notwithstanding these uncertainties, we expect the overall outlook for residential properties in a leading property destination like Penang to remain favourable, as its properties are still competitively priced in the region," he says.

Penang Master Builders and Building Materials Dealers Association president Lim Kai Seng says construction cost will likely be maintained in the first quarter of 2013.

Although sand prices have gone up, the smaller volume of construction jobs available is off-setting the impact of the rising prices.

"Due to the competition for jobs, construction cost will be maintained," he says.

The Antibiotic-Resistant Disease Crisis

Posted: 28 Jan 2013 08:14 AM PST

A prominent British health official has declared the rise of antibiotic-resistant superbugs so grave a threat that the world is now facing an "apocalyptic scenario" in which people die of routine infections.

Dame Sally Davies, the U.K.'s chief medical officer (a role equivalent to the U.S. surgeon general), warned Parliament that contagious antibiotic-resistant disease is an imminent crisis and should be included on the government's official register of possible national emergencies, right next to terrorist attacks and natural disasters, according to the Guardian.

Superbugs are disease-causing bacteria that have evolved to have defenses against antibiotic drugs. Over the years, some strains of bacteria have become so robust they resist almost every weapon in our drug armamentarium.

"There are few public health issues of potentially greater importance for society than antibiotic resistance," Davies told the Guardian. And she pulled no punches when speaking to Parliament: "We need to get our act together in this country," the Guardian quoted her as saying.

Davies is hardly the first to sound the alarm on the spread of antibiotic-resistant infections. "It certainly would — and has — resulted in a much greater risk of dying of infection," Dr. Brad Spellberg, assistant professor of medicine at the David Geffen School of Medicine at UCLA, told LiveScience. [5 Ways Computers Boost Drug Discovery]

"We already are seeing infections that are untreatable," Spellberg said. Besides the rising threats of antibiotic-resistant tuberculosis and gonorrhea, he cited three bacterial infections of particular concern: Acinetobacter baumannii, Pseudomonas aeruginosa and Klebsiella pneumonia.

Each of these bacteria can cause a number of infectious diseases, including pneumonia, septicemia and urinary tract infections. In the case of Klebsiella, Spellberg noted, there's just one highly toxic drug left, and it's effective only about half the time it's used. It's equally alarming that antibiotic drug development is at a virtual standstill, he said. "The pipeline is barren," partly because pharmaceutical companies have few incentives for developing antibiotics that people take for just a few days or weeks, Spellberg said.

Rafizi Gempur Parlimen Zahid Hamidi, Dedah Penyelewengan LTAT

Posted: 28 Jan 2013 09:41 AM PST

Hanya Nombor

Posted: 28 Jan 2013 07:25 AM PST

Saya masih ingat lagi. Waktu kami kerap bergaduh. Kami masih kecil lagi pada masa itu. Tahunnya 1998. Semuanya gilakan nombor 10 kerana itula nombor jersei Zinedine Zidane, pemain tersohor negara Perancis.

Churros Royale Bandar Puteri Puchong: CHURROS

Went to Churros Royale Bandar Puteri Puchong for the first time yesterday to attend a kid's birthday party.

It is the flagship store of Churros Royale, a revolutionary F&B chain outlets specialising in the fine art making Spanish fried fritters with its original Spanish name "Churro".

Pretty cool  place, I would say. Attractive ambiance.

Churro is similar to our local char kway except that it tastes much better and more filling. ;)

[ISU NASHA] Jika Najib & UMNO Mahukan Nasha, Lamarlah Secara Baik, Itupun Jika Beliau Mahu...

SHAH ALAM - Nasharudin Mat Isa berkata, menjadi hak parti jika mahu mengambil balik jawatan lantikan termasuk sebagai anggota Majlis Syura Pas.

Myanmar war against minority Kachin Christians

Posted: 28 Jan 2013 04:13 AM PST

"The first point that should be made is that there has been no
ceasefire and there is no ceasefire.. On the morning of Saturday the
19 of January at 6.00 a.m., the time the ceasefire was due to commence according to President Thein Sein's order, I stepped outside my house to be soon greeted with the sound of mortar and artillery fire. This was not sporadic small arms fire, but systematic heavy shelling from the Burma army.It was replicated elsewhere in Kachin State, but only a small fraction of it has been captured and transmitted by the media.I would therefore like to express grave concern at much of the international community's gullible acceptance of the "ceasefire" which was either a deliberate grotesque hoax, or the result of a systemic failure in the Burma army chain of command to implement President
Thein Sein's order."

Dear People,

I am writing to you from northern Kachin State on the border of Burma
and China. For days I have listened to sustained heavy mortar and
artillery fire from the Burma army as it slowly closes in. The
civilians are preparing for the worst.

The Churches are open on a 24 hour basis. The people pray for
deliverance from a conflict where Kachin soldiers, with the support of
tens of thousands of civilians, are fighting for survival against an
army several times their number. In such a conflict, article 3 of the
Geneva Conventions, protecting civilians from intentional violence,
applies. The Kachin authorities, it should be noted, are not a
terrorist group, as for example the former Tamil Tigers were; nor are
they a gang of war lords involved in narcotics: rather they have been
carrying out the duties of self government responsibly for many years,
and are supported by most of the Kachin people who are bonded by their
Christian faith. They are targeted , however, by the Burma army on the
basis of what constitutes their identity: their religion and their
ethnicity. The law of genocide thus applies.

The first point that should be made is that there has been no
ceasefire and there is no ceasefire.. On the morning of Saturday the
19 of January at 6.00 a.m., the time the ceasefire was due to commence
according to President Thein Sein's order, I stepped outside my house
to be soon greeted with the sound of mortar and artillery fire. This
was not sporadic small arms fire, but systematic heavy shelling from
the Burma army.It was replicated elsewhere in Kachin State, but only a
small fraction of it has been captured and transmitted by the media.I
would therefore like to express grave concern at much of the
international community's gullible acceptance of the "ceasefire" which
was either a deliberate grotesque hoax, or the result of a systemic
failure in the Burma army chain of command to implement President
Thein Sein's order.

The second point is that Kachin fixed defensive positions protecting
civilians are probably unsustainable.Confronted with jet bombers,
artillery, heavy mortars and overwhelming numbers of ground troops,
Kachin soldiers may be unable to protect their civilians in the long,
or even medium term.

The third point is that in such an eventuality there may be not just a
humanitarian disaster, but the infliction of widespread crimes against
humanity. This is for two reasons. Firstly the civilians are likely to
resist because they have nowhere to flee.Gentle people I know are
preparing to fight. Women are reportedly leaving their babies on the
China side of the border and returning to resist. A probable
humanitarian disaster is thus likely to be exacerbated by appalling
human rights violations. Part of my time here has been spent listening
to testimonies of violently displaced Kachin people. They are some of
the worst I have heard in all my time in Burma. One young mother of a
seventeen day old baby was reported by her father to have been
bayoneted to death: another gang raped to death; another woman was
shot in her village while her young son hid watching in a sugar cane
field. I have to live with the boy's eyes forever. A woman described
her husband being shot in the stomach, then facially grotesquely
mutilated. The point of telling you this is to alert you to the very
serious possibility that such acts may be repeated on a large scale in
the event of a Burma army victory, especially where civilians try to
resist and there is no foreign observer force.

The fourth point is that as this massive assault on Kachin areas
continues, the more likely it is that other non Burman groups will
resort to active resistance in solidarity. Burma may disintegrate
further into civil war..

Effective action must therefore be taken very quickly to avoid
repetition of previous disasters. The UN has carried out studies of
its failures in Rwanda, Yugoslavia and Sri Lanka and described at
least one of them as amounting to "Complicity with evil".The same
fatal passive complicity may result in a disaster in northern Kachin
State. This letter is thus the gravest appeal to the outside world to
stop it from happening. This is not a "communal riot" : this is a
massive military attack on the Kachin ethnic religious group which is
trying to resist in the limited territory it controls.

The following should therefore be implemented::

1. Appointment of an effective UN envoy, genuinely committed to the
principles and articles of The Charter, mandated by the Security
Council with the right to unhindered access to all areas of Kachin
State and especially to internally displaced people. If the military
controlled government refuses access, it could be facilitated by China
which is supportive of a ceasefire and does not wish to be flooded
with refugees. Some of the most threatened Kachin areas are, it should
be noted, adjacent to China;

2. A ceasefire, preferably mandated by the Security Council, supported
by the Chinese and US governments, the EU, and relevant UN organs,
monitored by an effective UN observer group, should be declared..

3. A just and lasting peace, with the objective of establishing real
autonomy within the context of a genuine Federal Union, should be
negotiated and implemented, if the so called reform process is to have
any validity.

4. A firm reminder to the military controlled government that
sanctions were suspended, not cancelled, and in the event of a refusal
to implement a ceasefire they will be reimposed. If a genocidal attack
on civilians occurs an appropriate response will be made.

Kes Surumugan: Keluarga Tolak Inkues, Mahu Siasatan Penuh Sebab Kematian

Posted: 28 Jan 2013 05:07 AM PST

Keluarga Sugumaran mahu siasatan, bukan inkues

"Dua puluh hingga tiga puluh orang ramai memakai baju biasa membelasah mangsa.

"Tiada kecederaan lain menyebabkan kematian mangsa," kata Abdul Rashid.

-TMI

Saksi lihat kejadian sebelum kematian Sugumaran

Wajahnya dipenuhi serbuk berwarna kuning namun kelihatan tenang.

Joseph and Stalin *joke*

Posted: 28 Jan 2013 02:34 AM PST

A few decades ago, Joseph was finally given an exit permit by the Russians and allowed to emigrate to Israel to join his family. He was told that he could only take what he could pack into one suitcase.

At the Moscow airport he was stopped by an enormous customs officer who glared at him and snarled, "Open the case!" Joseph opened the case and the Russian rummaged through the meagre belongings and pulled out a large bundle wrapped in old copies of Pravda. He unwrapped it to reveal a bust of Stalin. "What is that?" snarled the customs officer. "What is that?" said Joseph timidly. "You shouldn't ask 'What is that?' - you should ask 'Who is that?' That is our glorious leader Stalin. I'm taking it to my new home to remind me of all the wonderful things that he did and the marvellous life that I am leaving behind." "I always knew that you Jews were mad!" said the official, tossing the bust into the case. "Go!"

A few hours later Joseph arrived at Ben Gurion airport and was confronted by an Israeli customs officer. "Shalom. Welcome to Israel. Open the case!" Once again Joseph's belongings were examined and the customs officer came upon the bust. "What is that?" said the customs officer. "What is that?" said Joseph indignantly. "You shouldn't ask 'What is that?' - you should ask 'Who is that?' That is the bastard, Stalin. I'm taking it to my new home to remind me of all the misery and suffering that he caused me for most of my life. I want to spit on it every day for the rest of my life." "I always knew that you Russians were mad!" said the official, tossing the bust into the case. "Go!"

At last Joseph arrived in his new home and eventually got around to unpacking, watched by his young nephew. He took out his few clothes and then carefully unwrapped the bust of Stalin and put it on a table. "Who is that?" asked his nephew.

"Who is that?" said Joseph with a smile. "You shouldn't ask, 'Who is that?' - You should ask, 'What is that?' That is five kilos of gold and just a bit of black shoe polish !!!".

Burmese Muslims requested the future leaders including the opposition leaders to grant the following Basic Human Rights

Posted on February 20, 2008 as Dr San Oo Aung

The following basic Human Rights should be granted to all the citizens including all the Muslims of Burma/Myanmar:

  1. Rights of unrestricted internal travel in the whole of Myanmar/Burma.
  2. Rights to travel abroad must be accepted by the government and to relax the strict present regulations on all Myanmar/Burmese citizens.
  3. Equal access to education at all levels including postgraduate studies, locally and abroad, according to meritocracy.
  4. Equal rights to all the government jobs and chance to be promoted according to meritocracy but not based on the Military experience or relationship.
  5. Equal rights to settle and work in any parts of Myanmar/Burma.
  6. Equal rights to serve and entitle for promotion to all the ranks in armed forces, Police, immigration, Ministry of Foreign Affairs etc.
  7. Freedom of religion, worship, religious publications, building and repairing of religious buildings and religious schools etc.
  8. Rights to allow participation in the election process and hold posts in all the levels in national and regional politics.
  9. Rights to hold the political and administrative posts in various level of government and its' agencies.
  10. Freedom of speech and expression in any form of media is important. But freedom after speech is especially more important!

We all must recognize and implement:

  1. (i) The Status, Rights, protection, participation and representation of all the Ethnic Minorities.
  2. (ii) The Status, Rights, protection, participation and representation of all the Minority Religious groups.
  3. (iii) The Status, Rights and protection of the poor and downtrodden.
  4. (iv) Programme and implementation for the eradication of poor and general measures to increase the living standard of people. Handicapped people, youths, orphans, aged, disease inflicted people, homeless people, retrenched and unoccupied peoples' rights and protection must not be ignored.
  5. (v) Majority got the right to rule. But they must respect, protect and guarantee the Minorities' rights.
  6. (vi) Minorities must have the right of representation because the Majorities with their number of votes could totally monopolize all the good, lucrative and high places and positions, marginalizing the minorities.
  7. (vii) Majority must 'sacrifice' their absolute power by reserving some places and positions thus giving the Minorities the chance of participation and representation.
  8. (viii) Workers rights and adequate protection. Rights of forming unions, strikes, compensation, recreation, various benefits, pension and etc.
  9. (ix) On farsighted and fair distribution of investment policy in various fields of : Education, Research and Development, Science, Information Technology, Health, factories, Irrigation, Houses especially low cost houses and infrastructure projects.

There must be antitrust legislature to control the monopoly in each and every field.

We have to look, monitor and record at the -

  1. (a) Distribution of wealth and opportunity among the different groups depending on race, religion and political alignment, Political patronage- awarding government contracts, appointments, promotions, scholarships, land distributions, permits etc.
  2. (b) Rural development, Urbanization, squatter relocation and settlements.
  3. (c) Basic infrastructure facilities, water, electricity, highways, telephone, multimedia facilities, railways, seaports and etc.

not to forget the most important basic issue of :

  1. (i) The Rights of Dissent and Disobedience of the people, parties, minorities and even among the Ruling Party (Party ordinary members, Central Committee Members, MPs and even Cabinet Ministers). Those individuals should not be forced or coerce to always toe the party line.
  2. (ii) We also wish to request that the minorities must have a say in the governance or at least the laws and rulings that are related or affected them.
  3. (iii) Democratic governments must accept that accepting the participation of minority races and religions is better than hatred, resentment, revolution, racial riots or civil wars.

"Counting the ballots is better than cracking the skulls".

We need the folowing undertaking by the future governments of Burma/Myanmar_:

  1. 1. "The people, whether Majority or Minority must have the right to disobey or resist the commands of the oppressive, authoritative or tyranny governments, if their commands trespass the limit and no longer serve their interests.
  2. 2. There must be enough check and balance. ACA (Anti Corruption Agency) or any organizations dealing with corruption must be independent from the administrative branch of Government.
  3. 3. Newspapers, TVs and all the media must be free and independent to probe and do investigative reports.
  4. 4. NGOs and other right groups must also be free to express their views. All of them and various reporters must have a free access to the government and the big companies as long as there is no real danger of espionage or national security. There is a danger of over protection and trying to hide under the name of national security to avoid exposure of the corruption.
  5. 5. There must be real separation of powers in the government. Administrative power of the head of the government should not let to be able to influence the Judiciary, Attorney General's office and Legislative assembly.

In gist, the Rights we should get from the good governments are, Political, Civil, Human Rights & Economic Reform, including though not limited to:

  1. Freedom of speech.
  2. Freedom of association.
  3. True, full democracy.
  4. Separation of Powers between Government, Judiciary, Police & Military.
  5. Independent, competitive non-government media, free from government censorship or editorial restrictions.
  6. Full freedom of religious-thought, belief, expression & practice, including abolition of Government controls of religious affairs.
  7. The right of self-determination.
  8. The Rule of Law: The presumption of innocence until proven guilty; Trial by jury of peers; The right to a fair trial with appeal rights; The right to adequate & independent legal representation
  9. Non-discrimination by Governments, individuals or organisations on the basis of race, nationality, colour, religion, gender, marital status, political belief or affiliation, physical or mental disability.
  10. Religious & Political organisations must be permitted.

if I go into details of other Human Rights such as:

  1. (i) Detainees' Rights: Prisoners' Rights, POW's (Prisoners of War) Rights, Political Prisoners' Rights etc. Free from torture and inhumane treatments. Right to engage a lawyer, right to remain silence, right to defend one self in proper open court of law, right of access to medical care, communication with the love ones, rights to recreate and rehabilitate in the prison etc.

Pemuda Sabah Pengsan Dibelasah Polis, Kembarnya Disimbah Air Panas

Posted: 28 Jan 2013 02:59 AM PST

"Asrul pula diberkas atas kesalahan penyalahgunaan dadah bawah Seksyen 15 Akta Dadah Berbahaya 1952," jelas Erveana.

-KD

PRU13, Masa Terbaik Untuk Pakatan Rakyat Kuasai Putrajaya

Posted: 28 Jan 2013 12:29 AM PST

Turut hadir, Menteri Besar, Tan Sri Abdul Khalid Ibrahim.

Massage therapy - How Safe?

Posted: 27 Jan 2013 08:40 PM PST

Some of you would well be aware of the spinal injury I suffered in 2002 and my journey to recovery. I remember going to all the famous massage therapists/sinsehs/acupuncture experts and how my neurosurgeon, orthopaedic surgeon and chiropractor treating me emphasized that I was not allowed to have any form of massage on or around the injuries - which they said would aggravate the injuries.

Since then, I have had only four massage therapy sessions and a few Malay traditional urut sessions by a very experienced third generation therapist.

Recently, a friend recommended a massage therapy home service whereby the masseur would be dropped at my home for a two-hour session. After making the appointment, I had misgivings for hours and wanted to cancel it but went ahead with it hoping to unwind and to relax. Sadly, my medical advisors were correct and I had obviously forgotten the pain I suffered in the past after going through massage sessions.

There is nothing wrong with the masseur. She is good and well-trained. It is me.

So, for the past eight days, I have been in pain, especially from my old injuries and now, in other areas as well. I have been using Michael's Medirub from Australia and on muscle relaxants/pain killers.

It is painful to sit or walk and this time, my right arm and shoulders are in pain, tensed and numb. I have extreme difficulty in typing or doing housework but I remain positive and believe I will get well in time.

As such, I have been doing lots of research on massage therapy and discovered a couple of articles, forums and reader responses that put me off massage forever.

According to Paul Ingraham:

Massage is not a detoxification treatment in any sense, contrary to a popular belief. Ironically, it's the opposite: post-massage soreness and malaise (PMSM) is probably caused by mild rhabdomyolysis ("rhabdo"). True rhabdo is a medical emergency in which the kidneys are poisoned by myoglobin from muscle crush injuries.

But many physical and metabolic stresses cause milder rhabdo-like states — even just intense exercise, and probably massage as well. This is substantiated by a case study of acute rhabdomyolsis caused by intense massage (see Lai), by many well-documented cases of exertional or "white collar" rhabdo, and by the strong similarity between PMSM and ordinary exercise soreness.

A rhabdo cocktail of waste metabolites and by-products of tissue damage is probably why we feel a bit cruddy after biological stresses and traumas — even massage, sometimes. And you can't "flush" the rhabdo away with massage or drinking a little extra water. PMSM is just an unavoidable mild side effect of strong massage.

If you have pain from injuries, I would encourage you to read this ebook on Trigger Points & Myofascial Pain Syndrome.

Think carefully and consult your physician before undergoing massage or any form of therapy. Take care and God bless you!

LGE and Karpal sicken PAS

Posted: 27 Jan 2013 08:09 PM PST

PAS members are accusing Lim Guan Eng 'a traitor'. They also hurled abusive words at Karpal Singh, whom despite celebrating Nik Aziz birthday yesterday is still gripping to his hard stand on the use of 'Allah' for non-Muslims.

More PAS members came out against DAP secretary-general and Penang Chief Minister Lim on Sunday, calling him a traitor to the opposition coalition for stating his support for the same matter.

Some even shouted slogans for PAS to leave the opposition pact and stand on its own in the upcoming general election. I think it was a wise call, taking into account the long-standing separating factor - hudud and 'Allah' - which could dampen PR prospect of wresting Putrajaya.

PAS grassroots too are getting disillusioned with Pakatan Rakyat over the opposition bloc's inability to resolve the issue although its Syura Council had ruled last week that the word 'Allah' is only for Muslims, and not non-Muslims.

On January 22, some Muslim youths held a 30-minute demonstration outside Karpal Singh's office in Georgetown, criticising the DAP national chairman for acting like a political bully undermining PAS, Islam and Malays.

At the end of demonstration, they stepped on a DAP flag to vent their anger and questioned whether the party wanted to create religious chaos in the country.

Among the protesters were PAS Tanjung division's permanent chairman Zaidi Abu Bakar and ex-Youth chief Ariff Ibrahim, and former state PAS Youth chief Mohd Hafiz Mohd Nordin, who now heads a NGO, Penang Human Rights Defender.

They were apparently upset with Karpal, the Bukit Gelugor MP, for urging the Syura Council to review its decision.

Meanwhile, PR de factor leader Anwar Ibrahim seemed to take side for inclining more towards DAP's stand. He said Pakatan Rakyat is holding to what PAS president Hadi Awang said before the Syura Council ruling - that non-Muslims too can use the word Allah.

Another PAS leader, Mohamad Sabu also shared the same view before making a 180 degree turn to support the Council's decision. Since the ruling, Hadi remains tight lips.

Judging from the tug-of-war between DAP and PAS, it can be clearly understood that DAP would like to see PAS leaves Pakatan Rakyat, if possible. Karpal and Lim could sense the jitters if PAS remains in the pact.

But PAS too would like to see DAP quits on PR and leave the pact to PAS and PKR only. Nik Aziz is facing increasing pressure from the grassroots who like to see the Council sticks to the ruling and never provide a chance for DAP to undermine it.

However, a traitor or not, Lim and buddy Karpal will not inch out of their stand, let alone compromising with PAS on the issue.

So, Anwar looks a winner here. Realising the future conflict between PAS and DAP could prolong and adversely impact his 'administration' should he becomes a prime minister, he stands beside Karpal and Lim.

To Anwar, PKR and DAP partnership is good enough. Any bickering among them could jeopardise his dream. For that reason, he will not accept any deadlock that could jettison his plan.

Menang MAHARAJA LAWAK Edisi PALESTIN? En.N Disambut Meriah!

Posted: 27 Jan 2013 10:33 PM PST

Antara sepanduk dan kain rentang yang dibawa bertulis "Selamat Pulang Pejuang Umat", "PM Wira Negara", "We Are Proud To Have A Brave PM" dan "We Love PM".

You called that brave?? then everyone on this planet is brave..agak lawak

-keramatunderground

Langat 2: Kenyataan Muhyiddin Langgar Undang-undang & Perlu Didakwa Di Mahkamah

Posted: 27 Jan 2013 07:18 PM PST

Kenyataan Muhyiddin Berkenaan Langat 2 Kelirukan Rakyat Timbalan Perdana Menteri, Tan Sri Muhyiddin Yassin diingatkan supaya berhati-hati dalam mengeluarkan kenyataan yang boleh mengelirukan rakyat terutama berhubung pembinaan Loji Rawatan Air Langat 2 (Langat 2).

Menteri Besar, Tan Sri Abdul Khalid Ibrahim berkata, tindakan Muhyiddin yang membelakangkan kuasa Kerajaan Negeri Selangor berhubung kelulusan projek Langat 2 jelas menyalahi undang-undang.
